Each project includes professional design, buildable plans, engineering coordination, permit management, and owner project supervision. Because every home and property is unique, final investment is determined after design development and defining the project scope.

Below is a general overview of investment levels and what each typically includes. Final pricing depends on scope, materials, and structural conditions of your home or property.

ELEVATED KITCHEN 80K-110K

A fully reimagined space with layout enhancements and personal redesign. May include layout modifications, upgraded cabinetry, improved lighting design, and select structural adjustments to improve flow and functionality.

SIGNATURE KITCHEN 100K-180K

An architectural statement piece crafted without compromise. This level is ideal for luxury residences where the kitchen becomes the centerpiece of the home. Relocation of appliances, structural reconfiguration, updated lighting, windows and high-end fixtures are considered.

Master Bath/Suite 80K-120K These projects often involve layout modifications, removing/moving walls to create more space. Luxury surfaces, high-end fixtures, and integrated custom comfort features are added to the design. They may include gutting the home to recreate a new layout or, when appropriate, a tear-down and rebuild. Every transformation incorporates high-end finishes, custom living spaces, upgraded windows and doors, and a cohesive material palette throughout the property.

SIGNATURE BACKYARD RETREAT

Blueprints & plans required

A custom resort-style backyard transformation designed as a seamless extension of your home. Includes pool, spa, custom outdoor kitchen, fire and/or water features, and fully coordinated landscaping. Attached or detached outdoor rooms designed to enhance and expand outdoor living. Estate projects require detailed plans and architectural oversight to execute a complete, high-end backyard environment.

Many homes throughout South Orange County were originally built with exterior decks and balconies that have an average lifespan of approximately 8–12 years before waterproofing systems begin to fail. Design Consultation

Our Design Consultation is a focused 1–2 hour on-site session where we:

  • Provide realistic guidance on what your project will cost and how it can be executed

Investing in this step prevents costly mistakes later, shortens decision-making, and ensures your project starts with confidence  because the right direction at the beginning sets the stage for a successful remodel.

Design Direction

Starting at $3,500 (depending on scope)

Once your vision is clear, the Design Direction stage turns ideas into actionable plans. We measure your space or property, prepare scaled layouts or plot plans, and create two preliminary design concepts tailored to your home, lifestyle, and budget.

We then meet on-site to review options, discuss materials and finishes, and align the project scope with realistic investment expectations. This step ensures your remodel is thoughtfully designed, functional, and aligned with your goals before construction begins.

Build-Ready Plans

Starting at $12,000–$35,000+ (depending on scope and complexity)

The Build-Ready Planning stage combines everything from the first two phases with a complete set of construction-ready plans. This includes detailed architectural drawings, engineering coordination, plot plans, and all documentation required for permits and construction.

Because we are builders first, every plan is created with constructability, budget discipline, and long-term value in mind. Homeowners receive the consultation, measured layouts, two design concepts, and a full set of plans, everything needed to move confidently into construction without surprises.
